The situation

The owner had been listed with three agencies simultaneously. The property had appeared on every portal, been re-photographed twice, and been reduced once. By the time we spoke, the market had stopped reading it as available and started reading it as unwanted.

The decision

We withdrew it entirely. No portal, no signage, no mass mailer. Six weeks of absence resets a property in a market this small, and the villa needed to be new again before it could be valuable again.

The approach
