Dubai Islands - Nakheel's masterplan on Dubai's northern coastline, formerly known as Deira Islands, is one of the largest active waterfront developments in the emirate. It's also, honestly, a market with less independently verifiable transaction data than more established areas, which matters if you're deciding whether to buy into it now or wait.
The masterplan, as Nakheel has described it
Nakheel's 2022 masterplan vision sets out five islands across 17 square kilometres, with more than 20km of beaches including a Blue Flag-certified beach, roughly 2 km² of parks and open space, and more than 80 planned hotels and resorts spanning luxury, wellness, boutique, family and eco-conscious categories. This is a 2022 vision statement from the master developer, worth treating as the destination's intended end-state rather than assuming it reflects what's already built on the ground in 2026.

What's actually being built right now
Individual towers are progressing on a project-by-project basis rather than as a single coordinated delivery. Construction is happening around early residents, meaning the amenity-rich, fully built-out version of Dubai Islands that's being marketed today doesn't exist yet at the point most current buyers take possession. Neighbouring, currently undeveloped plots mean sea views marketed today aren't guaranteed against future adjacent construction. Handover timing across multiple towers from different developers could bunch supply onto the resale and rental market within a similar window.
