AED 100 billion buys a lot of headlines. Here's what Marsa Al Saadiyat's investment figure actually represents, sourced to Aldar's own materials, with the gaps stated plainly.

Marsa Al Saadiyat was inaugurated on 22 July 2026 by H.H. Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, with Aldar putting a AED 100 billion (~US$27.2 billion) figure on the project. That number has driven a lot of press coverage. Here's what it actually buys, based on Aldar's own materials and the reporting that followed.
The scale
Marsa Al Saadiyat covers 6.4 million square metres, described by Aldar as activating "the final phase of Saadiyat Island's masterplan." The waterfront runs to 8km of coastline, including a 5.6km beach. Aldar has also detailed 140km of walking paths and a 46km cycling loop across the destination, along with what it describes as set to become Abu Dhabi's largest marina.

Residential
Aldar's planned population figure for Marsa is almost 60,000 people, spread across a housing mix described as including private mansions, luxury villas, waterfront apartments, branded residences, and hillside standalone villas. Talay - 351 standalone villas, is the first residential community released within this masterplan, with sales opening 23 September 2026. Connectivity
Marsa connects via roads and tunnels to Umm Yifeenah Island and Reem Island, and will include an Etihad Rail underground high-speed rail station integrated into a transit-oriented development hub, a materially different connectivity proposition than most existing Saadiyat enclaves, which rely on road access alone.
What's not yet detailed publicly
Aldar's released materials do not specify an exact hotel count, retail gross leasable area, or full school count for the wider Marsa masterplan beyond the "three schools" cited near Talay specifically. We'd treat these as open questions rather than fill them with a broker's estimate, if hospitality and retail scale matter to your decision, ask Aldar's sales office directly for the current masterplan documentation rather than relying on secondary sources.
Is this really "the final phase"?
Aldar's own materials describe Marsa as activating the final phase of Saadiyat's current masterplan. That's a meaningful statement about how Aldar currently sees the island's build-out boundary, but it isn't an independently audited guarantee against any future re-scoping. Timeline
Site-enabling and infrastructure works were set to commence in Q3 2026, shortly after the July 2026 inauguration.
