Property prices on Saadiyat Island are frequently quoted in marketing material with round, impressive-sounding percentages. Some of those figures check out against institutional data; at least one commonly repeated claim does not. Here's what could actually be verified as of September 2026.
Current price levels
Knight Frank's H1 2026 Abu Dhabi Residential and Office Market Review (covering the year to June 2026) puts Saadiyat apartment prices at approximately AED 43,100 per square metre, the highest of any apartment market in Abu Dhabi, ahead of Yas Island and Al Reem Island. Saadiyat villa prices stand at AED 26,500 per square metre, also the highest in the emirate.

The ~28% villa figure does not
A commonly repeated claim puts Saadiyat's "leading luxury villas" at roughly 28% year-on-year growth.
