Sei Saadiyat: The Buyer's Guide
Six towers, 778 homes, prices from AED 2.95 million, handover from Q4 2030. Here's what Sei Saadiyat actually is, verified against Aldar's own project data rather than the launch copy.
Last updated 22 September 2026
Sei Saadiyat is Aldar's residential launch inside Saadiyat Cultural District, announced on 7 September 2026. It comprises six towers holding 778 homes in total, positioned around a design language Aldar describes as drawing on "wellness philosophies", in practice, that means a layout built around courtyards, plunge pools and quiet outdoor space rather than a single statement lobby.
The numbers
Six towers, 778 residences. The unit mix runs from 1-bedroom and 2-bedroom apartments through to 3-bedroom "Kanso Residences" and 2-bedroom "Kanso Lofts," with maid's rooms available on selected units. Sizes span 70 m² to 208 m², roughly 750 to 2,240 sq ft, so the range covers a compact one-bed through to a genuinely large three-bedroom layout.
Starting price is AED 2.95 million (some portals round this to "from AED 2.9M" - Aldar's own project page states AED 2.95M). The payment structure is a 50/50 plan, with a 5% booking option at reservation. Handover begins in Q4 2030.

That handover date is worth sitting with. Q4 2030 is roughly four years out from launch, a longer runway than most Abu Dhabi off-plan releases. It gives more time for the payment plan to be absorbed gradually, but it also means buyers are underwriting several years of construction and market risk before they hold a finished asset, and there is no resale or secondary-market history yet to check that risk against.
Design and amenities, specifically
Jacobs handled the architecture; Kettle Collective did the interiors. Rather than repeat Aldar's own adjectives, here's what's actually included: a pod garden, hot and cold plunge baths, three separate fitness studios (general fitness, yoga, aerial yoga), a spa with sauna and a treatment room, cinema rooms, co-working space, rooftop pools, social gardens, a Zen garden, and a "Serenity Pool." That's a genuinely wellness-skewed amenity list compared with a standard Abu Dhabi gym-and-pool package, useful to know if that's what you're actually buying into, and less useful if you're after family-focused amenity space instead.
Location within the Cultural District
Sei Saadiyat sits inside Saadiyat Cultural District, the same precinct as Louvre Abu Dhabi, the under-development Guggenheim Abu Dhabi, Zayed National Museum, teamLab Phenomena and NYU Abu Dhabi. Aldar quotes 12 minutes to Abu Dhabi city centre, 25 minutes to Zayed International Airport, and 85 minutes to Dubai International Airport. In practice, proximity to the Cultural District is the property's defining feature, this is a project built for people who want the museums and NYUAD on their doorstep, not for people prioritising a Downtown Abu Dhabi commute.
Who it suits
The unit mix and amenity set point toward two buyer types: professionals and academics connected to NYUAD or the cultural institutions who want a short commute without living inside a construction zone, and investors positioned for the long-term cultural-district thesis rather than an immediate rental return (since nothing is built yet to rent out). The 3-bed Kanso Residences and Kanso Lofts, in particular, suit buyers who want more space than a typical Saadiyat apartment offers without stepping up to villa pricing.
Strengths and limitations
Strengths: a confirmed, published price and payment structure from Aldar directly (rare this early for some competing projects); a five-town-plus unit range spanning a genuine size spread; a design brief built around outdoor and wellness space rather than pure density; direct placement in a Cultural District with permanent, publicly funded anchor institutions that aren't going anywhere.
Limitations: Q4 2030 is a long wait, and nothing about that timeline is unusual for Aldar but it is longer than several competing Saadiyat launches; there's no resale or rental track record to point to yet, so any yield discussion is a projection, not a fact; and the wellness-oriented amenity set may not suit buyers who want family-focused facilities (larger pools, dedicated kids' areas) over spa and yoga space.
What to check before booking
Confirm the exact tower and floor before signing, sizes and views vary meaningfully across a 70–208 m² range and six separate towers. Ask for the specific payment milestone schedule (the "50/50" headline doesn't tell you when each tranche is due). And if you're weighing Sei against Talay or another Aldar Saadiyat release, compare the two on handover timing and unit mix rather than headline price alone, since they're aimed at different buyers.
